Access Statement for East Byre

 

Introduction

East Byre is situated in the village of Skelton, 6 miles from the market town of Penrith. The property is in a quiet courtyard setting, off the main lane through the village, along with 2 other holiday cottages. It is a 3 bedroom property, one of which is a ground floor 'zip and link' bed room. This provides either twin beds (915mm/3ft wide) or a superking bed (1830mm/6ft wide).This bedroom is adjacent to a shower room. This property has been fitted with a number of features to enhance access for those with additional needs. The accommodation has been designed to comfortably sleep up to 6 and benefits from 3 bathrooms (1 with bath, all with shower).

Following a recent inspection by Visit Britain, this property was awarded Mobility Level 2 for the downstairs  accommodation.

  • Skelton has street lighting and footpaths throughout much of the village. However, walking outside the central village involves ‘on road’ walking.

Key Collection, Welcome and Car Parking

  • To maintain the privacy of the yard there are electric gates at the top end, operated by means of a keypad.
  • A keypad code will be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • On arrival, pull on to the driveway and stop in front of the black line.
  • Enter the code on the keypad to the right of your vehicle.
  • The gates will then open automatically towards you; they operate via a timer and sensor and will close automatically when the way is clear.
  • Drivers of larger vehicles may find entry on to the driveway easier if approached from the south of the village.
  • All drivers will need to take care as they exit the driveway and use the mirror opposite to aid visibility.
  • The key for the property will be in a key safe next to its main entrance. This safe also has a keypad, the code for which will also be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • Whilst no one will be present at the property to welcome guests, comprehensive information for guests is provided in the property including a phone number for any queries.

  • There is a car parking space with generous side spaces, in the courtyard 3m/9ft9ins from the ramped entrance to East Byre. A second parking space is available 2m/6ft7ins from the front door (with step in to hall).
  • A level flagged surface forms the way from both parking spaces to the front door and the ramped entrance.
  • The courtyard and both entrances to East Byre are well lit by timed lighting.

 

Entrance to Property

  • There are 2 entrances to the property: The front door has a step down in to hall and is 710mm/28ins wide. The patio doors with ramp are 1900mm/75ins wide overall (the major leaf is 860mm/34ins wide). To access these doors it is necessary to go through a gate 900mm wide.
  • There is an outdoor light close to the front door and the hall is well lit by a ceiling light (both also provide emergency lighting).
  • The floor in the hall is Amtico (a quality vinyl flooring material) with a thin absorbent doormat.
  • The ramped entrance has a nearby outdoor light; this leads directly in to the kitchen/living/dining room which is well lit by recessed lights (switch to right of patio doors). The ramp is covered with thin door matting and the flooring is Amtico.

 

Halls, Stairs, Landings, Passageways

  • The front door is 710mm/28ins wide. (NB IMPERIAL CONVERSIONSMAY NOT BE AS ACCURATE AS THE ORIGINAL METRIC MEASUREMENT). There is a step down in to the hall.
  • There is an outdoor light very close to the entrance and the hall is well lit by a ceiling light (both also provide emergency lighting).
  • The floor in the hall is Amtico (a quality vinyl flooring material) with a thin absorbent doormat.
  • The area is lit by a combination of ceiling and wall lights (emergency lighting).
  • The width of the hall is 130mm/51ins. The section of hall leading to the stairs is 790mm/31ins wide. There are 14 carpeted stairs to the 1st floor, the last 6 wind. They are 750mm/29.5ins wide and have a non continuous hand rail.

 

Sitting Room/Lounge

  • The sitting room is an area open plan to the dining and kitchen areas.
  • The area has level access from the hall via a door 790mm/31ins wide. It has doors 1900mm/75ins wide with a ramp out to a small enclosed patio.
  • The area is furnished with 3 settees, 2 footstools and a coffee table. The furniture is moveable with spaces between and room for a wheelchair.
  • The TV has a text facility.
  • The area is lit by recessed lighting, there is a floor standing up-lighter with adjustable reading lamp.
  • The floor covering is Amtico with a thick rug in front of the recessed electric fire and thin door matting to the patio doors ramp.

 

Dining Room

  • The dining room is an area open plan to the lounge and kitchen areas.
  • The area has level access from the hall.
  • The door width is 790mm/31ins.
  • There is room at the table for a wheelchair.
  • The clear height under the table is 640mm/25ins.
  • There are 6 upright leather dining chairs without arms.
  • Lighting is provided by recessed lighting
  • The floor covering is Amtico.

 

Kitchen

  • The oven has a drop down door; the handle height is 730mm/28 ¾ ins.
  • The hob height is 930mm/36.5ins.
  • The microwave oven has a side opening door and sits on the work surface which is 930mm/36.5ins high.
  • The highest shelf in the fridge is 1700mm/67ins and the lowest drawer 1100mm/43ins.
  • The highest freezer drawer is 760mm/30ins, the lowest 300mm/12ins.
  • The highest shelf of the wall cupboards is 1880mm/74ins, the lowest 1400mm/55ins.
  • The sink has a ¼ turn mixer tap.
  • The kitchen area is lit by recessed and over counter lighting.
  • The floor covering is Amtico.

 

Bedrooms and Sleeping Areas

  • There is 1 ground floor bedroom and 2 first floor bedrooms.
  • The door width of the ground floor bedroom is 790mm/31ins and those of the first floor bedrooms are 700mm/28ins.
  • The furniture layout in most of the bedrooms does not allow for much movement of furniture.
  • Colour contrast of floors, walls and doorways is good.
  • The floor coverings are short pile carpet.
  • The TVs have subtitle facility.

  • The ground floor bedroom has ‘zip and link’ beds, providing either twin beds (915mm/3ft wide) or a superking bed (1830mm/6ft wide). The beds are 660mm/26ins high. The beds and both bedside tables are all on castors to facilitate movement and can be positioned on either wall if necessary to enhance access options. There is 2040mm/80ins of space to the side of the bed nearest the door.
  • The room is lit by wall lights (including 2 over bed reading lights).
  • There is a triple wardrobe with drawers beneath. The window sill acts as a dressing table and has a stool, illuminated mirror and blinds, in addition to curtains, for added privacy.

  • The first floor ‘zip and link’ bedroom has either twin beds (915mm/3ft wide) or a superking bed (1830mm/6ft wide). The beds are 660mm/26ins high. The beds  are on castors.
  • The room is lit by wall lights (including 2 over bed reading lights). There is a lamp on the dressing table.
  • There is a triple wardrobe with drawers beneath, a bedside table and dressing table and stool.

  • The master bedroom on the first floor has a king size bedstead bed. It is 580mm/23ins high with a space of 280mm/11ins beneath. There is generous space on 3 sides of the bed (920mm/36ins, 1380mm/54 1/4ins and 1370mm/54ins).
  • The room is lit by wall lights (including 2 over bed reading lights). There is a lamp on the dressing table.
  • There is a triple wardrobe, chest of drawers, 2 bedside tables and a dressing table.
  • A 700mm/28ins wide door leads to an ensuite shower room.

 

Bathrooms, Shower-rooms and Toilets

  • In all bathrooms in East Byre colour contrast of floor, walls and doorway is good: dark wood floor, white walls, oak doors. Towels are white. Floor coverings are Amtico.

  • The ground floor shower room has a door width of 790mm/31ins, with an outward opening door.
  • The 860mm/33 ¾ ins wide shower tray has a lip of 40mm/1 ½ ins. There is a curtain to maximize entry width, 2 grab rails are fitted.
  • The WC height is 400mm/16ins (raised toilet seat available to bring height to 500mm/20ins). One of the shower grab rails doubles as a toilet grab rail (to left of pan). On the right of the pan is a fold away support rail. The rail heights are fixed to complement the height of the raised toilet seat.
  • The pedestal washbasin is 840mm/33ins high.
  • The room is lit by recessed lighting and an over mirror light.
  • There is a pull cord alarm to alert your fellow, in-house guests that assistance is required in the shower room.

  • The first floor main bathroom has a door width of 700mm/28ins.
  • There is a freestanding bath with lever style filler and separate corner shower enclosure with 200mm/8ins raised tray.
  • The WC is 390mm/15 ¼ ins high.
  • There is a pedestal washbasin 820mm/32ins high with ½ turn mixer taps.
  • The room is lit by wall lights and an over mirror light.

  • The first floor ensuite has a door width of 700mm/28ins.
  • There is a 1200mm/47 ¼ ins wide shower enclosure with a 500mm/20ins entry width and a 150mm/6ins lip.
  • The WC is 380mm/15ins high.
  • There is a pedestal washbasin 840mm/33ins high with ¼ turn taps.
  • The room is lit by wall lights and an over mirror light.

 

Laundry/Utility Room

  • The washing machine is located in the under stairs cupboard to minimize noise disturbance in the open plan living area. The door width of the cupboard is 600mm and opens to reveal the machine directly behind it. The cupboard is lit with fluorescent lighting.
  • The tumble dryer is shared with one other property and is situated in North Stables approx.15m/49.5ft (across the level flagged courtyard) from East Byre. There is 1 step down in to the drying area which is lit by an automatic fluorescent light.

 

Garden

  • From the open plan living area, the patio doors with ramp open out to a small, enclosed level, flagged patio. There is a table/seating for 6 during the summer months.

 

Additional Information

  • On site we have a number of aids that may be of use to those with additional needs e.g., shower seat, raised toilet seat and vibrating pillow pad for fire alarm. Please enquire if you feel such an item will enhance your stay and you wish to book it in advance.
  • We also have equipment that may be of use to younger guests e.g. cots, highchairs, potty, child toilet seat. Please contact us at Sojourn North, well in advance of your stay, to let us know what you need; we can reserve the item and put it in place for your stay.
  • Colour contrast of floor, walls and doorways throughout the property is good. Floors are medium-dark carpet or Amtico. Walls are white. Doorways are light oak.

Future Plans

Following an inspection from Visit Britain, where this property was awarded Mobility Level 2; several recommendations were put forward by the inspector to further enhance accessibility. These are:

·        At least one chair with rigid arms to be available. (Done)

·        Clothes rail max. height 1400mm to ground floor bedroom wardrobe. (Done)

·        Fit easy grip wardrobe /drawer handles in above room. (detachable handle now available)

·        Install full length mirror at specific height in above room. (Done)

·        Install further grab rail in the ground floor shower room to left of toilet pan. (Done)

·        Install further towel ring in above room, (reachable from shower seat). (Freestanding one available)

·        Replace existing bathroom and kitchen bin with swing bins. (Done)

·        Provide extensions to kitchen sink taps. (Tap extenders available)

·        Perching stool to be available on request. (Done)
