Introduction

South Byre is situated in the village of Skelton, 6 miles from the market town of Penrith. The property is in a quiet courtyard setting, off the main lane through the village, along with 2 other holiday cottages. It is a single storey property with 2 bedrooms; 1 double and 1 ‘zip and link’ (provides either twin beds or a superking bed). The accommodation has been designed to comfortably sleep up to 4.

  • Skelton has street lighting and footpaths throughout much of the village. However, walking outside the central village involves ‘on road’ walking.

Key Collection, Welcome and Car Parking

  • Access in and out of the courtyard from and to the public highway is via a sloping driveway.
  • To maintain the privacy of the yard there are electric gates at the top end, operated by means of a keypad.
  • A keypad code will be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • On arrival, pull on to the driveway and stop in front of the black line.
  • Enter the code on the keypad to the right of your vehicle.
  • The gates will then open automatically towards you; they operate via a timer and sensor and will close automatically when the way is clear.
  • Drivers of larger vehicles may find entry on to the driveway easier if approached from the south of the village.
  • All drivers will need to take care as they exit the driveway and use the mirror opposite to aid visibility.
  • The key for the property will be in a key safe next to its main entrance.
  • This safe also has a keypad, the code for which will also be sent in the post 1 week prior to arrival (or immediately for late bookings).
  • Whilst no one will be present at the property to welcome guests, comprehensive information for guests is provided in the property including a phone number for any queries.
  • There is a car parking space with side spaces, in the courtyard 3m/9ft9ins from the main entrance to South Byre.
  • A level flagged surface forms the way from the parking space to the main entrance.
  • The courtyard and entrance to South Byre are well lit with timed emergency lighting.

Entrance to Property

  • There are no steps or handrails into South Byre. The threshold graduates to about 70mm/3ins at its highest point.
  • The front door is 740mm/29ins wide. (NB IMPERIAL CONVERSIONS MAY NOT BE AS ACCURATE AS THE ORIGINAL METRIC MEASUREMENT)
  • The front door opens straight in to the open plan kitchen/ lounge and dining area.
  • There is an outdoor light very close to the entrance and the open plan living area is well lit by ceiling spot lights (one internal light also provides emergency lighting).
  • The floor in the open plan kitchen/ lounge and dining area is solid wood boards with a thin doormat at the entrance.

 

Halls, Stairs, Landings, Passageways

  • There is a rear hall leading from the open plan kitchen/ lounge and dining area to the bedrooms and bathroom.
  • The area is lit by spotlights and has an emergency light.
  • The door in to the hall is 780mm/31ins wide.
  • The hall is 990mm/39ins wide. There is an emergency fire exit door from this hall
  • The floor is solid wood boards.

 

Sitting Room/Lounge

  • The sitting room is an area open plan to the dining and kitchen areas.
  • The area has level access from outside (with the low threshold as detailed).
  • A door, width 780mm/31ins leads from the open plan area to the rear hall.
  • The area is furnished with a settee, an armchair, a footstool and 2 coffee tables.
  • The furniture is in its optimum position, there is little scope for moving it and not a great deal of free space.
  • The TV has a text facility.
  • The area is lit by a combination of ceiling spot lights and a floor standing up-lighter with adjustable reading lamp.
  • The floor is solid wood boards with a thick rug in front of the recessed electric fire.

 

Dining Room

  • The dining room is an area open plan to the lounge and kitchen areas.
  • The area has level access from the front door.
  • A door, width 780mm/31ins leads from the open plan area to the rear hall.
  • The area is furnished with a dining table and 4 upright padded dining chairs without arms. The height beneath the table is 660mm/26ins. There is possibly enough room for a small wheelchair. There is a small kitchen trolley.
  • The area is lit by ceiling spot lights.
  • The floor is solid wood boards.

 

Kitchen

  • The Kitchen is an area open plan to the lounge and dining areas.
  • The area has level access from the front door.
  • The oven has a drop down door; the handle height is 740mm/29ins.
  • The hob height is 940mm/37ins.
  • The microwave oven has a side opening door and sits on the work surface which is 940mm/37ins high.
  • The highest shelf in the fridge is 730mm/29ins and the lowest drawer is 280mm/11ins.
  • The highest freezer drawer is 700mm/28ins, the lowest is 200mm/8ins.
  • The wall cupboards have the highest shelves at 1830mm/72ins and the lowest at 1450mm/57ins.
  • The sink has a ¼ turn mixer tap.
  • The kitchen area is lit by spotlights and over counter lighting.
  • The floor covering is solid wood boards.

 

Bedrooms and Sleeping Areas

  • There are 2 ground floor bedrooms. The furniture layout in the bedrooms does not allow for much movement of furniture.
  • Colour contrast of floors, walls and doorways is good.
  • The floor coverings are short pile carpet.
  • The TVs have subtitle facility.

  • The double bedroom has a door 820mm/32ins wide.
  • The double bedstead bed is 580mm/23ins high with a space of 280mm/11ins beneath.
  • There is room to walk on 3 sides of the bed but space is limited.
  • The room is lit by ceiling spot lights and bedside lamps and a lamp on the dressing table.
  • There is a dressing table with stool, 2 bedside tables, chest of drawers and 2 single wardrobes.

  • The ‘zip and link’ bed room has a door 790mm/31ins wide.
  • It provides either twin beds (915mm/3ft wide) or a superking bed (1830mm/6ft wide). The beds are 660mm/26ins high.
  • There is a spacious area 1700mm/67ins wide at the side of the bed nearest the door.
  • The room is lit by ceiling spot lights and wall lights and a lamp on the drawers that double as a dressing table (no kneehole).
  • There is a bedside chest, chest of drawers with stool and a wardrobe with drawers.

 

Bathrooms, Shower-rooms and Toilets

  • The door to the shower room is 780mm/31ins wide.
  • The large walk in shower enclosure has an entry width of 530mm/21ins. The lip of the tray is 40mm/1 ½ ins high.
  • The WC is 420mm/16 ½ ins high.
  • There is a pedestal washbasin 860mm/34ins high with ¼ turn taps.
  • The room is lit by spot lights.
  • Colour contrast of floor, walls and doorway is good, dark wood floor, white walls, oak doors. Towels are white.
  • The floor covering is Amtico.
  • There is a pull cord alarm to alert your fellow, in-house guests that assistance is required in the shower room.

 

Additional Information

  • There is a very small seating area outside South Byre, with tables and chairs, screened by a trellis/planter.
  • On site we have a number of aids that may be of use to those with additional needs e.g. raised toilet seat, shower seat, vibrating pillow pad for fire alarm. Please enquire if you feel such an item will enhance your stay and you wish to book it in advance.
